This beautiful 6,700 square foot home shows my approach to occupied staging. Instead of empty rooms, I’m working with the seller’s existing belongings, arranging them to make the home show-ready. While sellers of this property had excellent taste, the home needed to be set up to focus a potential buyer’s eye on the unique features — not the family’s lifestyle.
I repurposed and relocated furniture and decor to emphasize the spaciousness of each room, then tackled the task of organizing and decluttering the entire home, including linen closets, utility rooms, and bookshelves. You might overlook these spaces when you live in a home, but a potential buyer will instantly notice clutter, and won’t fully appreciate the home itself.
As with any occupied staging, I gave the sellers an Open House Checklist — a simple process to follow before open houses and showings to ensure the home looks as good as it does in online photos.
